BANGALORE: In a definitive departure from the highdensity verticality, that has come to define the Indian luxury landscape, Suryam Developers has unveiled By The Waters, a 100acre residential sanctuary that prioritizes "Design Alpha" over traditional real estate metrics. The project, a collaboration between a global "Cabinet of Design," marks a significant pivot toward what Chairman G.M. Patel describes as the "architecture of disappearance" a sovereign ecosystem where the built environment performs a graceful act of surrender to the natural world.

The Philosophy of the Essential

For G.M. Patel and Ishan Patel, the genesis of the project was a visceral reaction to the "noise" of modern development. Drawing from an engineering DNA established in 1993, the elder Patel has long maintained that materialism is the antithesis of luxury. "Materialism is not luxury, accumulating expensive finishes is an elementary exercise; creating a soul for a space is the true challenge," G.M. Patel stated.

Ishan Patel, Director at Suryam states “The modern connoisseur has outgrown the loud, performative luxury of the past; goldplated faucets and marble lobbies have become mere background noise. Today’s elite seek a far rarer currency: the luxury of the "Absolute." They demand a home that functions as a highperformance sanctuary, a place where the "Rhythm" is the primary architect and the air itself feels filtered by the landscape”.

The project interprets "WaterUrbanism" at its most radical. Rather than building on the land, the team has curated an environment where the boundary between the inhabitant and the elements simply evaporates. The result is a limitededition collection of 99 bespoke villas, conceived not as houses, but as private observatories designed for a life lived in rhythm with the "Shunya" forest and a sprawling liquid horizon.

The Blue Heart: A Masterpiece of Invisible Engineering

Central to the estate’s infrastructure is the "Blue Heart"a 72,000squareyard water body engineered by the Netherlandsbased hydrology firm Witteveen+Bos. This is not a decorative lake, but a highperformance biological lung. Utilizing a sophisticated "closedloop" system, the water remains perpetually pellucid without heavy chemical intervention.

This "Blue Infrastructure" serves as a nondepreciating asset, functioning as a natural climate curator. By meticulously aligning the estate’s architecture with the water’s natural dialogue, the master plan turns prevailing winds into a private cooling element, creating a microclimate that hedges the property’s value against environmental and urban volatility.

A Cabinet of Global Visionaries

To achieve this level of atmospheric restraint, Suryam assembled a symphony of specialists. Jin Oon, Director at SCDA Singapore, provided the project’s intellectual spine. Utilizing a language of monumental voids and rhythmic geometries, SCDA ensured the architecture functions as quiet observers of the horizon. "The water was never an edge; it was the primary datum," Mr. Oon noted.

Dhaval Makhmalwala of Design Module (DM) held a unique dual sovereignty as both Principal Architect and Master Landscape Visionary. dM was tasked with the "spatial surrender," ensuring the landscape functions as a seamless, structural living room. From the 1.5km lakeside promenade to the private kayak trails, DM’s work ensures that the architecture doesn't just sit on the earth—it is cradled by it.

The Interior Narrative: Sensory Minimalism

The interior breath of the project is helmed by Shaili Kastia, Director at By Salt. Her guiding philosophy of "Transparency" ensures that the threshold between the waterfront and the living space feels entirely invisible. "Luxury is the absence of the unnecessary," Kastia explains. The most evocative moment within the residences is the "liminal space"the transition between the primary living volume and the waterfront deck where the interior flooring slips under the glass and emerges as the pool deck. It is a study in precision where "Barefoot Luxury" meets highmodernist purity.

By The Waters even fulfils the banal need untraditionally, by transforming 'amenities' into a series of profound, daily rituals. Be it the meditative silence of a private kayak trail at dawn, the restorative isolation of the 'Shunya Forest' experience, or the cinematic perspective of our overwater pavilions. Whether it is a quiet 1.5km walk along the liquid horizon or a sunset at our boutique restaurant, every element is designed to pull the inhabitant out of the digital thrum and back into the elemental. This is architecture that doesn’t just sit on the earthit evolves into it, providing a sovereign ecosystem where time slows down & the environment becomes the ultimate highend finish.

With ten architectural footprints from 6,000 to 20,000 square feet, the residence is defined not by a tally of rooms, but by the expansive, fluid choreography of the living experience itself; at this level of craftsmanship, the bedroom count is a secondary detail to the soul of the pavilion

Design Alpha: Real Estate as Spatial Capital

Ishan Patel identifies this strategy as "Design Alpha" the measurable premium that global investors pay for assets with a "moat" of scarcity. By capping the 100acre master plan at just 99 units, Suryam has created a structural demandsupply gap.“We are no longer selling land; we are selling a legacy of space,”.. By treating architecture as a strategic driver rather than an aesthetic luxury, he has shifted the conversation from costpersquarefoot to yieldperexperience. By The Waters transforms real estate acquisition into a highyield asset class, offering a private, liquid universe reserved for the few who define life by its depth, not just its reach.

The Launch: An Art of the Pause

The project was inaugurated through a multisensory immersion. Eschewing the traditional ribboncutting, the event was an invitation to inhabit a space designed to make the world stop. The evening’s heartbeat was provided by a revolutionary performance from a fusion Bharatnatyam collective from Canada NavXPrav. Merging the rigorous geometry of Indian classical dance with the urban pulse of hiphop, the group relinquished the need for a tune, instead becoming a physical symphony that echoed the estate's own disciplined fluidity.

The visual narrative was authored by light artist Shreya (Neverwhere), whose luminous figurines staged along the promenade showcased the "Life by the Water." Her coup de théùtre was a celestial installation, a sun that refused to set, casting cinematic shadows deep into the kayak trails. This auditory and visual dialogue was furthered by the velvet melodies of Anushka Maskey & the crosscultural exchange of Murli and his band, whose sitar and saxophone fusion mirrored the project’s blend of Indian soul and Singaporean precision.

The Sovereign Experience

As the evening drew to a close, it became clear that the architecture had not disappeared, but had performed a far more difficult feat: it had merged entirely with the landscape. At By The Waters, luxury is found in this precise, unbreakable union between the built and the natural, a dialogue where the glass and stone are as essential as the water they frame. The event proved that the ultimate luxury isn't merely a structure you look at, but a sovereign landscape you look through. It is a space designed not for the transient 'view,' but for the permanent 'pause.'

The Verdict

By The Waters is a rare achievement in the design world: a project that has the confidence to recede. It proves that when a developer treats design as a strategic investment, the rewards go far beyond the bottom line. Under the GM & Ishan’s leadership, Suryam Developers isn't just building homes; they are defining a new, highyield asset class for the global elite who seek a deeper connection to time, land, and stillness.

THE HOUSE OF SURYAM: A LEGACY OF CUSTODIANSHIP

Founded: 1993 | Headquarters: Ahmedabad, Gujarat

Suryam Developers is not merely a real estate house; it is a boutique development firm rooted in the "Engineering DNA" of its founders. For over three decades, the firm has transitioned from a high-precision manufacturing background into a vanguard of low-density, nature-first urbanism.

The Foundation: Eastern Ahmedabad and the Industrial Roots

The story of Suryam began in 1993, driven by G.M. Patel’s industrialist rigour from his background in manufacturing electrical motors and capacitors. This was an era where reliability was the only currency. Suryam’s early journey was defined by a commitment to the underserved markets of Eastern Ahmedabad, where they pioneered the concept of "Generous Living" for the hardworking middle class.

From their first landmark residential projects in areas of eastern Ahmedabad, the firm established a reputation for "giving more than was promised." In an age of cookie-cutter construction, Suryam introduced superior ventilation, robust RCC structures, and honest transparency. These early schemes were not just buildings; they were the first steps in a thirty-year mission to prove that integrity is the most sustainable building material.

The Leadership: The Pillars of the Suryam Family

The firm’s strength is derived from a leadership team that blends decades of execution experience with a modern, design-forward sensibility:

G.M. Patel (Founder & Chairman): The patriarch who brought the precision of a manufacturer to the chaos of construction. He established the bedrock of "Trust and Transparency," ensuring every project possessed an "invisible quality" that owners could feel long after the sale.

Hitesh Patel (Director - Operations): An engineer by training & the strategic engine of the group. Hitesh manages the complex juggernaut of multi-location operations, ensuring that the visionary blueprints are translated into high-performance, time-bound realities.

Sweta Patel (Director - CSR and Landscape): The curator of the Suryam soul. Over the last decade, Sweta has been the force behind the group’s extensive CSR initiatives and, crucially, oversees the Landscape Design—the mainstay of all Suryam projects. Her work ensures that "Nature-First" is a living reality.

Ishan Patel (Director - Branding & Communication): An architect by training and the catalyst for Suryam’s global evolution. Ishan has scaled the family’s foundational values into a world-class context, introducing "Design Alpha" and the "Architecture of Stillness" to the Indian landscape.

Recent Landmark Projects: Redefining the Horizon

Suryam Repose: A multi-award-winning 150-acre sanctuary that introduced Ahmedabad to "Slow Experiential Living." It remains the gold standard for sustainable weekend homes, having successfully integrated a thriving ecosystem of over 100,000 trees with 3 lakes. This project pioneered the "Resort-Home" typology, proving that true luxury lies in the restoration of the spirit through deep nature.

The Banyan: A masterclass in "Limitless Luxury" featuring only eighteen 5-BHK duplex condominiums, the largest in the city saw at the time, boasting an iconic "Art Wall" that spans the entire façade. It stands as a vertical estate where the architecture serves as a canvas for global design, blending sky-high privacy with grand-scale entertaining spaces. By merging the security of a high-rise with the soul of a bungalow, it has become the city’s most coveted residential address.

The Park by Repose: Set along the fast-evolving corridor of western Ahmedabd, this plotted development reimagines the weekend home as a curated lifestyle escape. Anchored by design-led park of over 30 acres, it foregrounds open skies and layered greens, creating a sense of understated luxury rooted in serenity rather than spectacle. The project emphasizes a "community in the wild" philosophy, where shared landscapes become an extension of one’s private living room.

The Sage by Repose: Located in the tranquil expanse of Greater Thol, The Sage distils luxury into its most essential form: space and stillness. This low-density enclave of courtyard villas embraces a softer architectural language, where courtyard looking layouts foster a sense of calm exclusivity for those who value privacy and design integrity.  the greenways are conceived as tranquil, meandering corridors that weave through the enclave, seamlessly connecting homes to nature while fostering a quiet, community-oriented rhythm of outdoor living.

By The Waters: The current masterpiece. A 100-acre "Water-Urbanism" manifesto that brings international architectural discipline to the shores of Ahmedabad, anchored by a massive 72,000-square-yard engineered lake. This project has already garnered two prestigious international design awards, solidifying its status as a global architectural heirloom and a benchmark for sustainable liquid-landscapes. It represents the pinnacle of the Suryam legacy—a sovereign sanctuary where design, engineering, and the elements exist in perfect, permanent equilibrium.

The Legacy: From Construction to Curation

From its humble beginnings in Eastern Ahmedabad to the sovereign stillness of its current waterfront estates, the House of Suryam has evolved from a construction firm into a curator of ecosystems. Whether providing "approachable luxury" or "absolute sanctuary," the firm remains committed to one goal: creating the quality of stillness that endures for generations.
